What happens after bidding closes?

  • A shortlist will be produced of all the applicants who have bid during that particular bidding cycle.  We make sure that each applicant is eligible for the particular property they have placed a bid on.
  • The Council/Housing Association can view the short list to see who is the successful applicant, for any particular property, that is being advertised.
  • The Council/Housing Association will contact the successful applicant to verify details at this stage.  You will be asked to provide information, such as identification, proof of child benefit, benefit award letters etc.  It is important that you are able to provide this information as quickly as possible.
  • The applicant will be invited to view the property by the Council/Housing Association and as long as all checks have been completed satisfactorily, a formal offer will be made.
  • If the applicant at the top of the list decides not to accept the property, the Landlord will then consider the next applicant on the list and so on until the property is accepted.
Sometimes the applicant at the top of the list cannot be considered:

This could be because:

  • There is a Local Lettings Agreement for that property.
  • The applicant has rent arrears with another Landlord or
  • Where a risk assessment is carried out by the Council/Housing Association that raises serious concerns about the Councils/Housing Associations ability to manage that applicants tenancy.
If the Council/Housing Association decide not to make an offer to an applicant.

This could be because:

  • Making the offer would be against the rules by which the Council/Housing Association is governed.
  • They are concerned about how suitable that property is for the applicant.
  • Transfer tenants, who at the time of offer have not met the requirements for the transfer to take place, because the property fails to meet the inspection standard, because of rent arrears, or because of anti-social behaviour.
